El estudio de factibilidad financiera para la creación de un club resort recreativo en la provincia del Guayas, se realizó con el objetivo de poder determinar la viabilidad de realizar este proyecto, para esto se dividió el estudio en algunas áreas relevantes para la ejecución de este. Se empezó con una investigación del lugar escogido, para localizar nuestro proyecto en Guayas ( km 27), en el que se establecieron las principales características y ventajas turísticas. A continuación se elaboró un análisis minucioso de los aspectos de la empresa y el servicio, complementándolo con el análisis del micro y macroentorno. Posteriormente se realizo una investigación de mercado para poder establecer las necesidades y preferencias de nuestros futuros clientes potenciales y adicionalmente determinar nuestro mercado objetivo. Una vez identificado el mercado objetivo se procedió a realizar el plan de marketing y se determinó la estrategia de marketing que será aplicada para el proyecto. Se realizo un estudio de la estructura organizacional que tendrá el proyecto, para su puesta en marcha. Posteriormente se realizó el estudio técnico del proyecto en el que se describió la ubicación del Family Resort Club, los datos generales de la obra, las distribuciones, descripción de las áreas del resort y se determinó el presupuesto de las obras a ejecutarse. Finalmente se analizó la viabilidad financiera de emprender este proyecto. Este estudio proporciona el montó de la inversión para la creación del resort y su puesta en marcha, la estructura de financiamiento, el presupuesto de costos y gastos, la demanda proyectada en base al porcentaje de ocupación, flujo de caja proyectado con el que se pudo establecer los parámetros de rentabilidad, como la tasa interna de retorno y se complementó este estudio con el análisis de sensibilidad. The financial feasibility study for building a resort and recreational properties in Guayas ( km 27), was performed in order to determine the feasibility of this project, this study was divided in some areas relevant to the implementation of this. It began I started with an investigation of the site chosen to locate our project in Guayas ( km 27), which established the main features and advantages of the county tourism. Then made an analysis of the business aspects and service, complemented with the analysis of micro and macro environment. Then we made a market research to establish the needs and preferences of our potential clients and additionally determine our target market. Having identified the target market proceeded to make the marketing plan and determined marketing strategy to be applied for the project. We performed a study of the organizational structure that will have the project for its implementation. Was then carried out a technical study of the project which described the location of the resort club, the general data of the work and the distribution and description of the resort areas and determined the budget for the works to be executed. Finally we analyzed the financial feasibility of undertaking this project. This study provides the amount of investment for the creation of the resort and its implementation, the financing structure, the cost and expense budget, the projected demand based on the percentage of occupancy, projected cash flow with which it could establish performance parameters, such as internal rate of return and supplemented this study with the sensitivity analysis. |
